Commercial Development - Commercial Property
Sold for £122,500

An early 19th Century landmark tower (2046 sq ft) on the quayside at Boston. The 5 storey, square building was originally a grain store and now provides great potential for residential or commercial development subject to planning, vacant.

Description/Location

The Grade II listed tower is situated adjacent to the River Witham and is a well known landmark in the town centre. When sold at auction in 1946 the auctioneers pamphlet described it as "substantially built to store heavy merchandise". Planning was granted in 1981 for change of use from warehouse to craft workshops and dwelling. Each floor provides approximately 470 sq ft of space. The iconic status of the tower makes it an ideal subject for a variety of commercial uses including gallery, restaurant, offices etc while its unique character and stunning river / town views would contribute to a unique home of great character. These and other uses may be subject to planning consent. The site plan in the catalogue is for guidance purposes only. We refer bidders to the legal pack and a letter dated 08/05/1981 and plan Ref 3485/9/1 relating to land to the side and rear of the building that have been used exclusively by the occupier as garden and a parking bay since that date.

*Guide Price & Reserves

Generally speaking Guide Prices are provided as an indication of each seller’s minimum expectation. They are not necessarily figures which a property will sell for and may change at any time prior to the auction. Virtually every property will be offered subject to a Reserve (a figure below which the Auctioneer cannot sell the property during the auction) which we expect will be set within the Guide Range or no more than 10% above a single figure Guide.

The “Important Notes For Auction Buyers” at the front of the catalogue includes a definition of “Guide Price & Reserve Price”. All properties are subject to a purchaser’s administration fee of £1,500 + VAT unless otherwise stated in the addendum (£420 inc VAT for lots with guide prices up to £3,000). If the purchaser is liable for any further costs these will be stated within the Special Conditions of the legal pack, that have been produced by the seller’s lawyer, a copy of which can be downloaded from our website.
